Payment Schedule

25% due at time of booking.

25% due 30 days days before arrival.

Remaining balance due 7 days before arrival.

Cancellation Policy

100% of paid prepayments refundable when canceled 30 days before arrival or earlier. 0% refundable if cancelled after.

If your trip is cancelled for any other reason, our standard cancellation policy applies:

30 Day Cancellation Notice Required for a refund. If we can re-sell your room, we will gladly issue a refund. Otherwise, we will work with you to change the dates for a future booking. Ophelia's Villa Cancellation Policies on 3rd party websites differ due to commissions and contractual obligations. Generally, bookings on 3rd party websites will follow the outline policy.

Damage deposit

WE DO NOT REQUIRE A DAMAGE DEPOSIT. With that, please let us know if anything doesn't meet your expectations or if anything breaks, big or small. Simple items like replacing dishes can take a lot longer in Belize so we appreciate the notice so we can have replacements as soon as possible. We understand that sometimes accidents happen! if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later.


A room tax of 9% is not included in the nightly rate and will be included in the booking cost.

A $250.00 usd cleaning fee will be included in the booking cost. The fee goes directly to our local team. We believe in providing fair and livable wages to our local team in Belize. In addition to our employee's receiving their hourly rate, they also receive the entire cleaning fee for each stay. We do ask you follow the simple check-out guidelines.

NO SMOKING PROPERTY- This is a smoke-free property. Violation of the no-smoking policy will result in a $100 smoking fee, and liability for any fire or property damage costs
